The city of Leeds which is located 15 miles south of the property is a popular shopping mecca which is home to a branch of Harvey Nichols and a range of other designer shops. This stunning property has been converted to a very high standard and guests cannot help but fall in love from the moment they arrive. The first thing that they will notice is the fantastic sense of space and light which the property affords due to the huge floor-to-ceiling windows in the main living areas. The main lounge is a particularly spacious room which overlooks the large garden and has several deep sofas which allow for plenty of room to stretch out whilst enjoying a film or your favourite TV show. This room leads on to the dining/kitchen another light-filled space which has a large table and large bi-fold doors which allow guests to extend the room outside onto the patio. The kitchen offers a good range of equipment including an oven hob microwave two fridges freezer and dishwasher. The washing machine and tumble dryer meanwhile can be found in the handy boot-room which is located just off the main hallway and offers not only laundry facilities but also a dehumidifier and drying rack which are very useful for guests who have been out and about enjoying walks in the local area. This property enjoys a tranquil location on the Hollin Hall estate in North Yorkshire and yet is still in an excellent situation for visiting local towns and attractions. Just 3 miles north of the cottage the small city of Ripon is home to an impressive cathedral dating from the 7th century as well as three interesting museums. There is plenty to see and do around the city too including Ripon Racecourse the atmospheric ruins of Fountains Abbey and the thrilling theme park at Lightwater Valley. Stepping inside this delightful cottage the first room that guests will come to is the welcoming lounge/diner with its traditional country feel. There is an AGA oven as well as a microwave fridge/freezer and dishwasher whilst the washing machine and tumble dryer are housed in a separate cloakroom where guests will also find a WC. A doorway from the kitchen leads into the lounge a relaxing space with a warming wood burner comfortable seating TV/DVD and iPod dock. One of the sofas in this room is a sofa-bed which can be used to accommodate two extra guests on request. Stairs lead to the first floor where the cottages two bedrooms can be found. The first of these is a king-size room which can be made up as a twin on request and benefits from an en-suite bathroom with a shower-over-bath and WC. The second bedroom meanwhile is a pleasant twin room which has the option to be made up as a king-size. The main bathroom can also be found on this floor and like the en-suite offers a shower-over-bath and WC. Outside guests will find a small garden to the side of the cottage and off-road parking for two cars. The property originally formed the defensive entrance to the village rectory and a courtyard of medieval buildings the rectory and outbuildings were rebuilt in 1698 and then demolished in the 19th century but the gatehouse escaped intact. In the village there is a pub and Post Office. The village benefits from its proximity to the A64 and A1/M1 link offering easy access to Leeds. Nearby Tadcaster has extensive local facilities and the historic city of York is just eight miles away and offers many art galleries and museums to explore along with racing at York Racecourse.
